Build decisions, Simplified.

Building a home sounds exciting — and it is — but what people don’t always expect is the sheer volume of decisions involved.

You’ll be asked to choose everything from tapware and tiles to grout colour, door hardware, paint codes, flooring transitions and appliance models. And they don’t arrive in one neat bundle. They come in stages. Different suppliers. Different deadlines. Different site questions.

It can feel like a lot.

That’s why I provide detailed schedules for fixtures, fittings and finishes as part of my design process.

Because selecting beautiful materials is only half the job. Documenting them clearly is what keeps your build running smoothly.

What is a selections schedule?

It’s the master reference document for your home.

Every tap, tile, paint colour, flooring product, cabinetry finish and fitting is listed clearly — including product names, codes, suppliers, finishes and locations.

No guessing. No “close enough.” No trying to remember which brushed nickel you chose six months ago.

Everything is recorded in one organised place.

Why this matters…

No miscommunication

When you, your builder and trades are all working from the same document, it removes confusion. Instead of verbal instructions being interpreted differently on site, there’s one clear source of truth.

Easy access

Mid-build, questions pop up. What was the wall colour in the hallway? Which mixer is for the laundry? Is this the right tile for the ensuite?

Rather than searching old emails or scrolling your camera roll, the answer is in your schedule. It reduces stress and saves time.

A smoother build process

Trades rely on accurate information. When finishes are clearly documented, there’s less back and forth and fewer delays. Products can be ordered correctly. Installations happen as intended.

And importantly — it helps your builder keep momentum..

Organisation reduces overwhelm

Most of my clients are capable decision-makers. What overwhelms them isn’t the choice itself — it’s the volume and the pressure of getting it wrong.

Having a structured, well-prepared schedule removes that mental load.

Instead of second-guessing whether something was confirmed or hoping the right product was ordered, you have clarity. From slab stage through to handover, everything is documented and aligned.

And that clarity makes the entire experience feel more manageable.

Building your home shouldn’t feel chaotic.

With the right documentation in place, it feels organised, intentional and well supported.
